#1 Mistake Worship Leaders Make, and How to Avoid IT

So just what is the number one mistake worship leaders make? How did we miss it? The answer: Taking care of our physical bodies. As lead worshipers we can get so caught up in all the aspects of the ministry that we just simply let this area slip by. But believe me this is a very important step in preparing for worship. In fact it’s important for ministry and life period.

Scripture tells us that when we accept Christ as our Lord and Savior, The Holy Spirit comes to live within us. In fact our bodies become the temple of the Holy Spirit. Knowing that fact, it should be a God honoring priority for us to take care of our physical bodies.

How do we do that?

By exercising, eating well, and getting plenty rest. If we neglect any of these, our health will suffer. Which in turn will cause our service and our ministry to suffer.

To use a sports analogy: We practice and prepare through the week. Sunday, or whenever you service is, is game day!

Not to say in any way that church is a game or that we are performers, nothing could be further from the truth.

My point is this,

You must be prepared to give God your best! You must be in good health, to give your best. God deserves nothing less!

I have type 1 diabetes, so my health is # 2 only behind my relationship with Christ on my priority list. Neglecting my heath would be dishonoring to the God who created me, to my family, and to the ministry.

Try to do some sort of physical exercise 3 – 4 times a week. Whether it’s weight training, running, swimming, cycling, or whatever. Just get moving. Your body will love you for it. And you will be honoring God.

Eat a well balanced diet. I know this can be tough since we can be on the run so much. Food is the fuel for our body. If you put junk food in it, it will run like junk. Work at eating a well balance diet, so your body will perform at its best.

Try to get 7-8 hours of good sleep every day. I know some people can operate on less, some need more. But the point is, while you sleep your body refuels and repairs itself, neglect it, and your body will suffer. You need to be alert, clearheaded and well rested. Especially when leading.

Take care of your body. It’s the temple of the Holy Spirit. Exercise, eat well and be well rested. Honor God!

Offering Choices – A Good Marketing Practice

Ever notice how easy it is for someone to say “No?” Make it easier for them to say “Yes” by offering choices in your marketing.

If you’re a Realtor, rather than asking a listing prospect if they’re ready to list today, ask them if they’d like to list for 3 months, or for 6 months. If you’re trying to get an appointment with buyer prospects, ask them if they’d like to view homes on Friday or Saturday. Or ask them if they’d like to schedule time to see 3 homes or 5.

If you’re selling shoes ask if they’d like them in brown or black. If you sell furniture, ask them if they’d like the couch, or would prefer the whole set, with chair and ottoman to match.

That’s called an “assumptive close” because you go forward assuming that your prospect is going to say yes rather than fearing that they’ll say no.

It serves two purposes – the first being a change in your own attitude and the vibrations you give off. Your fear of a “no” could actually cause it to happen! We all give off vibrations all the time, and the one you want to give off is confidence. Confidence in yourself, and confidence that the product or service you offer is a good thing for your prospect.

The second reason is that as humans we all want to feel in control of our lives. We don’t want to be forced into a corner and we intensely dislike the “Now or never” ultimatum. I know, a whole lot of marketers use it, and some customers fall for it – out of fear.

But as a smart marketer, you’re in the business of creating lasting relationships with your clients – not one time orders based on fear of loss. You’ll gain their respect and their confidence when you offer them choices – even if that choice is waiting until next week to order.

If you’ve done the right things to collect your prospect’s names, you’ll be reminding them again in a few days. You can even tell them so, if you like.

You can use the same psychology in your on-line marketing and postal mailings.

Rather than offering a yes or no choice, offer 2 or 3 ways to take advantage of what you have to offer. Depending upon your product, it could be colors, styles, sizes, length of service, amount of service, or combinations of products and services.

For instance, if you have information products, why not offer individual e-books or bundles of 2 or more? Explain the difference between your books so your prospect has a clear understanding of which is best for his immediate needs – or why he needs them all.

If you’re selling a newsletter, offer choices in the length of the subscription. Of course offer discounts for longer terms, but let that be their choice, not your demand.

Whatever you’re selling – be it your services or your products, find some way to offer your buyers at least three choices – “no”, “yes this,” or “yes that.” And don’t mention the first one. They already know they can say no.

One caution – don’t overdo it. Remember that your goal is to make it easy for your prospects to say “yes” to something. When you offer too many choices you make it harder, so they’ll fall back on “no.”

A recent test showed that grocery store shoppers who were offered samples of a new jelly/jam brand chose a flavor and purchased when there were 4 or 5 choices. When they increased the number of choices to 15 or 20, they didn’t buy at all. Making the decision was simply too hard, so they walked away.

So, balance is once again the answer. Avoid only one choice, avoid too many choices. Always make it easy for your customers to say yes, based on a few good choices.

Once you have purchased your first foreclosed investment property the clock starts ticking. Every month that you have to make a payment on it is eating away at your profit. Before you buy, make sure that you have a concrete plan in place as to exactly how, when, and maybe even to whom, you will sell. Soon, you will find that you have an infrastructure in place that works like a well oiled machine. You will easily be able to buy properties that become available, and it turn you will have a knack for knowing when to sell.

Understanding contract assignments is an important part of making money with foreclosure investments. You need to know who is responsible for what aspect of the sale and what the timeline is for their portion of the deal. If not, the business of buying and selling can take much longer than necessary. Time is money and no one will be as concerned about your money as you are. It will be important for you to stay on top of what is happening and hold everyone involved in the contract accountable to their tasks. This is the only way to ensure that the transactions are completed in a timely manner.

One tool that you can use to make money by selling foreclosed properties is called wraparound mortgage. This tool allows you to create new mortgage for the buyer that includes the remaining amount on the current mortgage and the remaining purchase price amount. The new mortgage “wraps around” the current mortgage. You are still responsible for the first mortgage held by the bank. The new buyer pays both mortgages using one monthly payment.

You don’t have to sell the foreclosed properties that you buy in order to turn a profit. You can make money by holding on to the investment and utilizing the rent that your tenants pay you to pay the mortgage or use that money to invest in purchasing a new property. The properties will essentially pay for themselves. While this may not leave a lot of extra cash on the table at the present time, this is an excellent way to invest in the future, as the properties will be worth their full estimated value to you once they are paid for. One day you will be able to sell them and pocket 100% of the cash value of the property. You can’t really go wrong with this as a long term investment strategy.

Another similar option is a lease with an option to buy. This will give your tenants some incentive to stay and create a long term relationship with you. One of the most costly things that landlords face is tenant turnover. This means lost months of rent and costly renovations to meet the needs of new tenants. With an option to buy, a tenant who isn’t yet ready to buy, but hopes to be in the future, will stay long term and reduce your overhead.

If you have the cash reserves, you can also increase your profit margin by doing seller financing. Instead of the buyer going through a bank or lending institution, you as the seller allow them to pay you over time. Of course, you are charging them interest. This means that you are not only making the principle amount of the sale, but the interest that would normally be paid to the bank will now be paid to you. If you agree with your buyer to beat the bank’s current interest rate then it is a good deal for both of you, thus earning the possibility for repeat business. This is especially true in transactions involving commercial property.

It can be a bit risky for several reasons, but some investors find short sales a profitable way to buy and sell foreclosure properties. A short sale involves a property that is foreclosed and an agreement with the lender to pay back less than the full amount owed. It can be risky because there is often no guarantee that the lender won’t seek this difference at a later date. If however, you find a deal and work with an attorney that you trust, you can turn a handsome profit by scoring short sales. This is a good way to build equity quickly.

Some foreclosure investors choose to make money, not by selling, but by buying and keeping the properties. They enter into the property management field and rely on tenants to fund their future purchases. Many properties, both residential and commercial, have great long-term property management potential. If you own just a few this can give you a little extra income, since you’ll have to pay taxes and insurance on all the properties, but once you acquire more properties, this can be a very lucrative option.

Prince Karim Aga Khan – A True Leader of Islam

11th July 2007 marks a landmark in the history of the Ismaili Muslim community, as this day marks the completion of the 50th year of Imamate of the leader of the Ismaili Muslim community, Prince Karim Aga Khan 1V. He is the current (49th) Imam of the Shia Imami Ismaili Muslims. His contribution in the field of education, medicine, architecture, social work, institution building, relief work, etc., is spectacular. He always tried to bring the positive image of Islam in front of others. His attractive personality has influenced many Muslim brothers to work for the welfare of the people. He is the direct descendant of Sir Aga Khan 111, whose contribution for the establishment of Pakistan can never be forgotten.

Prince Karim Aga Khan, the Aga Khan IV is the eldest son of Prince Aly Salman Khan and his wife, Princess Tajudowlah. He was born in Geneva, Switzerland on December 13, 1936. His brother name is Prince Amyn, and sister name is Princess Yasmin Aga Khan. The Aga Khan spent his childhood in Nairobi, Kenya, where his early education was done by private tutoring. The Aga Khan later attended the Institute le Rosey in Switzerland. He graduated from Harvard University in 1959 with a BA Honors Degree in Islamic history. Upon becoming the Imam, the Aga Khan stated that he intended to continue the work his grandfather had pursued in building modern institutions to improve the quality of life of the Ismaili community. The main themes that the Aga Khan emphasized are development, education, interracial harmony, and faith in religion. He elaborated on this concept in a 2006 speech in Germany stating,

“The role and responsibility of an Imam, therefore, is both to interpret the faith to the community, and also to do all within his means to improve the quality, and security of their daily lives.” Throughout the early years of his Imamate, the Aga Khan continued his grandfather’s work through the establishment of institutions such as the Aga Khan hospital in Nairobi in 1958, and primary and secondary schools in Kenya, Tanzania, and Uganda in the 1960s, The Aga Khan Hospital in Pakistan, and numerous educational institutions throughout the world. We can say that he is the leader of a common man. He is the King of the Muslim community. He always work for the betterment of the lives of the people of the third world country.

The Aga Khan has been particularly interested in the elimination of global poverty; eradication of illiteracy; the advancement of the status of women; the promotion of Islamic culture, music, art, and architecture, upgrading the economical status of the third world country, etc.

Prince Aga Khan always believes in building bridges between religions. He always tried to restore peace in the world and brought the positive image of Islam in the modern world.

In 1977, the Aga Khan established the Aga Khan Award for Architecture, a premier award recognizing excellence in architecture that encompasses contemporary design and social, historical, and environmental considerations. It is the largest architectural award in the world.

He is the founder and Chairman of the Aga Khan Development Network, one of the largest private development networks in the world, which works towards social, economic, and cultural development in Asia and Africa. The establishment of the AKDN brought under the same umbrella a number of development agencies and institutions that The Aga Khan’s humanitarian endeavors draw inspiration from ethics of compassion, generosity, sincerity, etc.

On August 12, 1957, the Sultan of Zanzibar invested the title of Brilliant Star of Zanzibar. It was his first visit to Pakistan with his wife when the President of Pakistan granted the title of Nishan-e-Imtiaz on January 15, 1970.

The World Monuments Fund honored the Aga Khan IV with its prestigious Hadrian Award for his vigorous and fruitful efforts to preserve and revitalize historic cities in Islamic world on October 28, 1996 at New York.

In 2003, he was named Knight Commander in the Order of the British Empire (KBE) “for services to international development, especially in Asia and Africa, and to UK-French relations.” In 2005, he was awarded the Andrew Carnegie Medal for Philanthropy, the 2005 Die Quadriga and the 2005 Vincent Scully Prize. He was also named Honorary Companion of the Order of Canada. His Highness has been awarded honorary degrees by universities in Pakistan, Canada, the United Kingdom, and the United States. He has also received numerous awards and prizes from various professional organisations in recognition of his work in architecture and the conservation of historic buildings. There are around more than 18 million followers of Prince Aga Khan throughout the world. Whatever he has done for boosting the economy of Pakistan by investing in to various sectors like hotel industry, banking, etc., are laudable. His Highness the Aga Khan donated $50-million to support rehabilitation, socio-economic development, and earthquake-preparedness in areas of the North West Frontier Province and Azad Jammu and Kashmir affected by the 8 October 2005 shock. Prince Aga Khan provided a combination of financial and technical support to the urban and rural communities in high-mountain, seismically sensitive areas in Pakistan, Afghanistan and parts of Central Asia. There are many schools, colleges and universities in Pakistan as well, which were created by him for the development of intellects in Pakistan.

Scholars have called his community, the Shia Ismaili Muslims, the most progressive, organized, schooled and financially well-off sect within Islam.

Today, he is working all over the world to eradicate the social problems. His basic concern is of Muslim brothers and sisters, for whom he works day and night for their upliftment. He is creating a positive image of Islam globally for which we salute him.

He is truly the leader of Islam in this modern world. Wish him a very happy Golden Jubilee.

This is probably the best option to get a mortgage much bigger than your income. You have to be careful in the sense that if you borrow too much and then interest rates rise, or your income falls a little you may be unable to meet the mortgage payments and your home could be repossessed.
